Over the last few years, Ive invested in buying several old houses, remodeling them and turning them into many rental units. Things have gone pretty well and I have enough passive income to be able to travel anytime I want. The only problem is that it is in a third world country, so you always have to go back regularly, or else you risked being robbed by administrators, tenants, neighbors, etc.

Two of my buildings are near the main university, so there are many female students and young single moms who rent regularly.
Let`s just say that at the beginning, I took advantage of the situation by flirting and sometimes asking some of them out for drinks.

I banged 3 university girl tenants the first year after I finished the first building, but I didnt really enjoy it as much as I thought I would.

First, because I'm not usually someone who mixes business with pleasure, as I have had bad experiences in the past, when I have done so. Second, because it started to seem a bit like p4p after banging them a few times.....they started to ask me for favors and to lower the rent. Third, because I had to see them often and once I got bored and went with another, the harmony in the building went down the drain.

Nevertheless, if you have the right type of personality and you are renting to girls in certain countries it can be a goldmine. Unfortunately for me, the third world city where Im at is not known for the quality of its women and their personality is almost as bad as their American counterparts......so it doesnt seem worth it.

If only my properties were in Colombia, Russia, The DR, Brazil,etc all my objections would be forgotten lol.

Any other forum members have similar or different experiences being a landlord?

As a Landlord myself the opportunity is certainly there. I never let any months rent go unpaid or anything. Its a position of power really, owning someones home...

Chochemonger is referring to a 3rd world country. In the US you could never get away with it. As soon as she stops payment and you tried to evict her, all she has to say is "he fucked me and I was intimidated." If you're in a liberal state like Cali, you may get a judge who allows her to live free while a sex harassment suit is pending.

I'd think that you'd be playing with your money by doing this. Like you've already mentioned, asking for lower rent or for you to understand why their late this month etc will all be inside Pandora's box in a situation like this.

I'd lean towards not doing it and just waiting until they moved.

This doesn't strike me as a good idea in any country, although admittedly, if it was thrown in my face, it would be difficult to avoid the temptation.

I agree that if you tried to pull this off in the states, you'd be setting yourself up to get dragged to the cleaners.

Yes Maestro I agree. Haven't banged any female tenants for a long while. Though I must admit if I had a tenant that was an 8 or above, I would be tempted to bust a move.

So one of the few positives in this South American country, where I`m doing business, is that there are very few 8s or above. Thus it hasnt been that hard to stop myself, even when a young girl tenant has shown interest.

I worked at a real estate office this past summer. I knew the job would end eventually since it was only a summer position. I still waited till my last month to start hitting on all the cute tenants, as well as prospective tenants.

Ended up showing an apartment to a cute asian, renting it to her, then banging her as soon as she signed the lease and moved in.

Had I worked there full-time, I probably would have thought twice about doing it.

If you got tons of bank and a rental place doesn't make a huge part of your portfolio why not rent out your place only to hot girls for a "discount"

Yeah I definitely will in the next few weeks.
The reason I started out in this specific south american country was that my parents were from there, but they moved to the New York at a young age (Thus I have dual nationality).

So doing business was easier for me due to speaking fluent spanish, having family contacts and not having to get visas.

Nevetheless, with startup capital to get an investment visa, it is not that difficult to make money in real estate in 3rd world countries, for the long haul. At the beginning making contacts and friends is key, since that can shield one from the myriad of scumbags who will look to steal from a foreigner, who has no idea how things work in their particular country.

The best situation would be having rental properties in 3rd world beach cities or in touristic capitals like Paris, where you will have a regular influx of hot foreign girls. Most stay temporarily and for short periods of time, so you wouldnt have as many problems after the bang. Also, most would not know their legal rights when it comes to renting, since they are away from their home country. Finally, you could easily offer to show them around.

I've also had some bad experiences cause I had to see them all the time. It was worst for me cause my house is 6 bedrooms so I had to see them everyday which made it feel like we were living together. I don't allow female tenants in my house any more cause I end up banging them which leads to major problems. Men don't act like men when these's a woman in the house. It just causes major problems cause we all know women can't be friends with men and many these days suffer from some kind of mental disorder.

I'm looking for new tenants at present due to uni finishing for the year where some really honeys have messaged me. I was thinking about interviewing some women, escalating then rejecting them for the room. The rejection will create desire where I don't think it will be hard to close from there. Maybe make her wait a couple days, send a message saying the room is now taken then a day later ask her to hang out? Any advise on landlord game?
